What is Tiffany?

Tiffany is a small, peaceful neighborhood nestled in the heart of Gainesville, Florida. Constructed in 1987 as part of a planned unit development, homes within the Tiffany community are as sought after for their convenient location as they are for the beautiful palm and oak trees that surround them. With a variety of residence styles available, it makes a perfect home for students, retirees, and families alike. Residents of Tiffany also enjoy one of the lowest monthly assessment rates in the city and an attractive, actively maintained common area.

Results of 5/14 Board Meeting

A quick summary of our board meeting yesterday:

Our water bill for the pool/irrigation has been quite high for the past few months.
We will be having our irrigation system mapped out to determine what areas of the community have sprinklers and which timers control them. During this process it will also be determined if there are any leaks. Additionally, a leak detection service will assess the pool and determine if it is possibly to inexpensively patch any leaks as an interim solution while we wait for the funds to build for a full overhaul.

Special Assessment Approved

At the annual meeting today, a special assessment was approved for the purposes of replacing all roofs, replacing all damaged siding, and repairing the pool. A schedule outlining the exact timeline of this work will be posted shortly once we have completed the transition to our new managment company.

Building 7 Re-Roof

Next week on Monday April 1st, Godwin Green Roofing will begin replacement of the roof on building 7 (Units 3085-3095). The board has elected to us Certainteed Energy Star Approved Shingles in a Silver Birch color. This will reduce heat absorption from the sun during summer months and help our residents have lower electric bills.

Property Management Company

At the last board meeting, it was decided to more aggressively pursue our options in property management companies. While our current management company has been performing more than admirably in many areas, some board members have the opinion that a lack of attention to others is not in line with our goals.

The board will meet with Bosshard, Action, and MSS over the new few weeks to determine who will best fit our association's needs and budget.

Pool Pump Replacement Complete

You may have noticed that there is no longer a whining aircraft engine sound in our community.

Our pool pump was just replaced with a new, quiet, and ultra-efficient variable speed model. We estimate that the energy saving over the previous aging pump will make this work cash flow positive within a year. After our filters are cleaned by the new maintenance company, the installer has offered to tune the pump to the minimum required RPMs to achieve further energy savings and increase the longevity of the mechanism.

Yearly Vendor Re-Bid, Maintenance Update

At the March 12 board meeting the results of our vendor re-bid was voted on.

Our new pool maintenance provider will be Patriotic Pool Care, and our grounds will be maintained by JW Lawncare. Both providers were selected after a rigorous search to provide our community with the best value in line with our needs.

On the building maintenance front, the board approved a motion to begin re-roofing our buildings. Building 7 will have its roof replaced by Godwin Green Roofing. We will be using energy efficient materials which should save homeowners on their utility bills.

Progress

We are currently in the process of selecting a lawn care contractor. Today we had JWLawncare come by as a one time service to remove debris from the recent storm.

I will be meeting with roofing contractors next week to determine the replacement cost of the roofs most in need of repair. We hope to start work on this sometime in the next week or two.

Within the next month I plan on getting detailed quotes for siding replacement, so we can address the most serious areas.
